Land at Beaconsfield Road

ECE developed plans to transform a site in Southall into a community driven residential development, receiving unanimous approval at planning.

The scheme comprises 118 new apartments with shared amenity space and 35% affordable housing. ECE have taken a contemporary design approach to the site, creating an L shaped building which ranges from five to seven storeys.

The location of the taller element has several benefits to the site, including creation of a south facing amenity space at the fifth and sixth floor, and creates a central focus to the development with the tallest elements enclosing the central landscaped courtyard.

Following rigorous testing and careful consideration during the design evolution, dual aspect units have been maximised to ensure adequate daylighting and ventilation levels.

Two colours of brick form the primary materials for the development, punctuated by inset balconies, creating relief in the façade and interest with the flat metal bar balustrades.

The access road and pedestrian entrance will be a shared surface, utilising Home Zone principles encouraging pedestrian and cycle use. They lead to clearly defined entrances for each residential core, a shared cycle store and the shared amenity and play space at the core of the development.

The scheme features a south facing landscaped courtyard for use by all residents situated at ground floor level, the area includes feature seating, landscaping and play equipment.

Southall is a vibrant cultural district in West London, known for its diverse community and bustling streets. It is identified as one of 35 major centres in Greater London, providing links to and from Heathrow Airport and London Paddington Station.
